Unfortunately, some retailers tend to either over-insure and waste money or under-insure and put their entire business at risk.

Property insurance provides valuable protection for your building (if you own it), along with your equipment, fixtures, and inventory. However, if you don’t carry enough property coverage, you may find yourself unable to reopen following a major disaster.

For high-end retailers, getting coverage right can be challenging, especially when inventory value fluctuates dramatically. During holiday seasons, you might stock three
times your normal inventory levels. Some policies will cap their coverage at a fixed amount, while others offer seasonal adjustments. Be sure to inquire about inventory floaters or scheduled property endorsements if your store carries particularly valuable items.

Keep in mind that building coverage and contents coverage are separate. This means that if you lease your space and the property owner has insurance, you will still need contents coverage to protect everything inside. And if you’ve made expensive improvements to a leased space, you will want improvements and betterments coverage.

How to Choose Between Actual Cash Value and Replacement Cost Policies

This distinction matters more than almost anything else in your insurance policy. Actual cash value (ACV) will pay you what your property is worth after depreciation, whereas replacement cost pays you what it costs to replace the item new, without depreciation deductions.

Let’s say you bought display fixtures five years ago for $50,000. Today, with depreciation, they might only be worth $25,000. If they are destroyed in a fire, an ACV policy would pay you $25,000, while a replacement cost policy would pay whatever it costs to buy equivalent new fixtures today, which could be $60,000 or more.

As you might expect, replacement policies cost more up front. However, for high-end retailers, they’re usually worth it because your fixtures, displays, and store design are all essential parts of your brand. You can’t reopen using cheap substitutes and expect to maintain your market position.

Why General Liability Limits Deserve Your Attention

A standard small-business policy typically offers $1 million per occurrence with a $2 million aggregate limit. That may sound like a lot until you consider the real cost of one serious injury lawsuit.

High-end retail stores experience significantly higher liability exposure than discount retailers. First, your customers have more resources to pursue legal action. Your premises are also more likely to have architectural features that create slip-and-fall risks. Severe claims can become expensive quickly, so retailers operating in high-traffic locations or high-litigation areas should consider raising limits to $2 million per occurrence or adding umbrella coverage.

What Business Interruption Insurance Covers When You Can’t Operate

Business interruption (also known as business income) insurance pays for lost profits and continuing expenses when you are forced to close your store due to a covered loss temporarily. It is one of the most misunderstood types of coverage.

First, it only kicks in if the closure is caused by something your property insurance covers. This means that if flooding disrupts your operations and you don’t have flood insurance, it won’t cover the loss. Second, there’s usually a waiting period (often 48 to 72 hours) before coverage begins. Third, it doesn’t cover incidents such as pandemics or government shutdowns, which many businesses learned the hard way in 2020.

What it does cover is your rent or mortgage payments, utility bills, employee salaries, loan payments, and lost net profit during the time your store is closed. For retailers with thin margins, this coverage is essential. Without it, a three-month closure after a fire could permanently end your business, even if the physical damage is repairable.

Estimating both lost revenue and ongoing expenses during a hypothetical future closure can be complicated, so work with your accountant on this one and not just your insurance agent.

How Umbrella Policies Add Extra Protection Without Breaking the Bank

Umbrella policies sit on top of other liability coverage you’ve contracted to give you additional limits. They will kick in when catastrophic claims exceed the limits in your base policy. For example, if you have a $1 million general liability cap and are hit with a $2.5 million judgment, it would cover the remaining $1.5 million. While not every retailer needs this type of coverage, you should strongly consider it if you have considerable personal assets to protect or if your store operates in a high-risk category.
